200.0093 Purchase. The purchase of a fractional interest in land owned by others followed by construction of a principal residence ("Granny dwelling") does not qualify as the purchase of a replacement property, as is required to obtain the benefit of Revenue and Taxation Code section 69.5. However, the rental for 35 years or more or an outright purchase of the portion of the land on which the improvement is to be placed would qualify as the purchase and construction of a replacement property, with the value of both the land and improvement being considered for value comparison purposes.
